I’m always preaching that if you have good tenants you will have a happy life. Happy wife, happy life? No! Good tenants, happy life!
Do you ever take the time to screen a new contractor? Take into consideration that its hard to find good people anymore (it seems) and contractors will have easy access to your tenants belongings. You’ll want to ensure that you find someone who is honest, reliable and does good work. Sounds impossible, right?
Not only that, but if you don’t have honest contractors they will take advantage of you by over pricing materials and labor. You’ll be getting ripped off on your rental property and depleting your return on investment!
Tips on screening contractors:
-How long have they been in business? Someone being in business for many years doesn’t always mean they are good people. If newer to the business ask about their experience and any references they may be able to provide.
-Is the company insured? Employees bonded? Bonding protects against fraud or loss from something an emlpoyer’s employee did. Background checks are usually performed on bonded employees.
-Check the Better Business Bureau for a rating. There is also Yelp, Google+, etc. Take all the reviews with a grain of salt, especially Yelp. Yelp claims to have real reviews, but come to find thats not true at all!
-Ask if the employees are licensed. You’d be surprised at how many general contractors don’t require all employees to be licensed. If a roofer of a GC company shows up to do a new roof, make sure that employee is licensed as well and not just an employee!
